Cost to sell a Czech flat in 2026: net proceeds
The sale price is not the amount that reaches your next home. Build one net-proceeds sheet for commission, legal work, escrow, preparation, mortgage and tax.

“How much does it cost to sell an apartment?” has no useful one-number answer. An agent quote may bundle photography, advertising, contracts and escrow; another may not. A mortgage, missing energy document or taxable gain can change the result more than the headline fee. Compare sale routes by the cash that remains on the same assumptions.
There is no legally mandatory “selling package”
Czech law does not require an advocate, notary or estate agent merely to make a property transfer valid. The government portal describes legal professionals and escrow as common risk-control choices, not a universal statutory bundle. The CZK 2,000 cadastral filing fee is real, but the parties decide who bears it. Commission, drafting, escrow, signatures, photography and portal promotion depend on the contracts and route you choose.
- Unavoidable for the transaction: a valid transfer process and, for cadastral title, the filing fee—although the payer is negotiable.
- Conditional: a new PENB, mortgage payoff steps, tax, valuation, powers of attorney, document conversion, clearance or repairs.
- Chosen service: broker, legal review, escrow provider, photography, staging, floor plan, paid advertising and move coordination.
- Not a selling fee: mortgage principal, retained buyer money and your next-home cash requirement still reduce money available after closing.
Start with three numbers sellers often mix together
- Advertised price: the public starting number, not guaranteed proceeds.
- Agreed purchase price: the amount after negotiation and any allocation to furniture or other assets.
- Net cash available: what remains after transaction costs, mortgage and other secured debt, retained amounts and a defensible tax reserve.
A buyer does not pay more because your mortgage is high or your next home is expensive. Those facts belong in your private minimum-net calculation, not the valuation. Use the pricing workflow to estimate the market range, then test whether each sale route clears your private boundary.
Commission is a scope question before it is a percentage
There is no statutory universal seller commission. Ask for a written monetary example at your expected price and state whether VAT is already included. Then compare the deliverables: valuation, preparation advice, photography and floor plan, portal distribution, enquiry handling, viewings, buyer checks, negotiation, reservation, purchase contract, escrow, cadastral filing and handover.
- Is the fee a percentage, a fixed amount, a minimum or a combination?
- Is it calculated from the advertised price or the final purchase price?
- Who pays it contractually, and is the advertised buyer price inclusive of it?
- When is it earned: reservation, contract signature, cadastral registration or payout?
- What is due if the buyer withdraws, financing fails, the mandate expires or you find the buyer?
- Which third-party costs and paid portal upgrades sit outside the fee?

Legal drafting and escrow are different jobs
A purchase contract allocates rights, risks, deadlines and remedies. Escrow controls money under release conditions. A cadastral filing moves title registration forward. They may be sold as one package, but your comparison sheet should price and describe them separately. Record who represents whom; one document preparer is not automatically independent counsel for both parties.
“Legal service included” is not a price. Ask whether the quote covers the reservation agreement, purchase contract, escrow agreement, cadastral application, amendments after a bank request, a rejected filing, handover document and advice in a failed transaction. If the broker appoints the provider, identify the client and any conflict rather than assuming the provider represents you.
For an advocate’s escrow, verify the advocate and require the agreement, dedicated escrow account and notifications expected under the current Czech Bar rules. The Czech Bar explains that funds must be held on a specially designated escrow account and the escrow is recorded in its electronic book. Never redirect the purchase price because of a changed account sent only by email.
The cadastral fee is small; a rejected filing is not
ČÚZK currently states a CZK 2,000 administrative fee for each application to begin a title-registration proceeding. The parties can agree who pays it. Also budget for verified signatures, document conversion or powers of attorney when relevant. More importantly, define who corrects a rejected filing, who pays a repeated filing and what happens to escrow and possession while the defect is cured.
PENB and the sale file belong before launch
The energy-performance obligation is not merely a handover expense. MPO guidance describes duties around sale and advertising and the delivery of the certificate to the buyer. For a unit, ask the owners’ association or building owner for the applicable document early; if a new certificate or specialist work is needed, obtain the quote before publication. - Energy-performance document and any specialist measurement or replacement.
- Current title extract, acquisition document, declaration of owner and floor plan.
- Owners’ association statements, advances, services, debts, planned repairs and loan position.
- Evidence for alterations, permits, warranties, equipment and known defects.
Separate preparation that creates value from cosmetic hope
List cleaning, waste removal, storage, minor repairs, painting, staging, photography, floor plan and moving separately. For each item, choose one purpose: remove a buyer objection, improve search presentation or make occupation possible. Do not assume a full renovation returns every crown. Compare the “as-is” price and time with the cost, delay and risk of the work.
A mortgage creates a payment map, not just a balance
Ask the bank for a dated payoff statement and its conditions. Add any permitted early-repayment charge, document fee, lien-release step and timing buffer shown by the bank. In the net sheet, mortgage principal is a debt payoff rather than a selling service; it still reduces cash you can use after completion. Map which part of the purchase price goes to the lender and which part reaches escrow or the seller. Use the mortgaged-sale workflow for the sequence.
Tax is a scenario, not “15% of the sale price”
First test whether the income is exempt based on residence, ownership period, inheritance or qualifying use for your own housing. If it is not, build the taxable income and evidenced-expense calculation. Keep tax separate from commission and debt payoff, and do not use the outstanding mortgage as a substitute for acquisition cost. Compare three routes on identical assumptions
- Owner-run: separately quote photography, advertising, legal review, escrow and handover; price your own time and viewing capacity.
- Fixed-service support: identify exactly which publishing, legal and negotiation tasks remain with you.
- Full agency: use the final-price and commission assumptions from the written mandate, not a promised gross price without costs.
Run low, central and high outcomes for the achieved price and time to sell. A route that costs CZK 150,000 more but reliably produces more than that in price, reduces vacancy or prevents a serious execution error can be better. A service that merely moves tasks back to you should not be valued twice.
Worked comparison: same price, explicit scope
This does not prove that one route is better. Change the achieved price, included scope and failure probability separately. Add mortgage principal and any tax reserve only after the route comparison, then keep a contingency for removal, repairs agreed after inspection, delayed handover and overlapping housing. Attach each line’s source and expiry date.
Do not ignore the failed-sale and delay columns
- Photography, inspection, PENB, valuation, legal review and storage can remain payable even when the buyer never completes.
- A percentage commission may fall with the achieved price; fixed and minimum fees may not. Write both formulas in crowns.
- Each extra month can add mortgage interest, service advances, utilities, insurance, vacancy, bridge finance or temporary housing.
- A buyer retention, defect reserve or late escrow release is not necessarily a cost, but it is cash unavailable for the next purchase.
- Record who bears repeat drafting, a refreshed bank statement and a second cadastral filing after a failed or rejected attempt.
Questions to answer before signing an agency or reservation agreement
- What is the net result at the target price, after VAT and every excluded service?
- Which costs are payable even when no title transfer completes?
- Can the seller accept or reject an offer without triggering a fee or penalty?
- Who appoints and pays the lawyer and escrow provider, and whose interests do they represent?
- Who pays the cadastral fee, verified signatures and repeat filing if documents fail?
- What amounts can be retained after handover and on which objective release conditions?
