Czech mortgage before a baby or on parental leave
Build four income phases before reserving: today, maternity benefit, parental allowance and return to work. Search within the weakest sustainable budget.

You can afford the advertised payment on two salaries, but expect a baby within a year. Or you are already receiving maternity benefit or parental allowance and every bank calculator gives a different answer. The decision is not simply “apply before or after the baby”. Build the family income timeline, ask lenders what they will actually recognise, and search at a price the weakest phase can survive.
First separate the four Czech terms
- Maternity leave (mateřská dovolená): employment leave associated with pregnancy and childbirth, normally beginning six to eight weeks before the expected birth.
- Maternity benefit (peněžitá pomoc v mateřství, PPM): a sickness-insurance benefit subject to insurance conditions and calculated from a reduced daily assessment base.
- Parental leave (rodičovská dovolená): employment leave requested from the employer, available at most until the child turns three.
- Parental allowance (rodičovský příspěvek): a state social-support benefit for care of the youngest child; it is independent of whether the recipient is currently on parental employment leave.
A bank, employer and benefit authority are answering different questions. “I am on maternity” is therefore too vague for a useful mortgage assessment. Give the lender the exact benefit, monthly amount, end date, employment status, other income and expected return.
What happens to income during the family timeline?
MPSV states that maternity leave normally lasts 28 weeks, or 37 weeks after multiple births. The 2026 ČSSZ parameters set PPM at 70% of the reduced daily assessment base. Because statutory reduction bands are applied, that is not simply 70% of the applicant’s former net or gross monthly salary. Use the current official calculator or ČSSZ decision, not a mental percentage.
The current Úřad práce guidance says the parental allowance for a child born from 1 January 2026 totals CZK 350,000, or CZK 700,000 for multiples, under the rules in force when this page was reviewed. The monthly draw is flexible within the applicable limit and can be changed. A higher monthly amount is therefore not a permanent higher income: it exhausts the same total sooner. Recheck the current entitlement before applying because legislation and birth-date cohorts can change.
Parental allowance is not means-tested and the recipient may work while receiving it, subject to the benefit’s care conditions. Employment income, freelance income and the allowance are still separate items for a lender. Do not assume that because income is legally possible, a bank will recognise all of it or treat a newly started job as stable.
Will a bank accept PPM or parental allowance?
There is no single market-wide percentage. Section 86 of the Consumer Credit Act requires a lender to assess creditworthiness from necessary, reliable and proportionate information, especially income, expenditure and liabilities. Each lender applies its own documented method and may reach a different result.
Current lender pages illustrate the distinction without creating a universal rule. Komerční banka lists PPM and parental allowance among “other income” documents for a mortgage application. Česká spořitelna says it is advantageous when PPM or parental allowance supplements a main income such as employment, business or rent. Neither statement promises that every applicant receives full recognition for the entire benefit.
- What exact monthly amount of PPM or parental allowance will this lender recognise?
- For how many months, and does the bank annualise or cap it?
- Must another applicant provide the main income?
- Will current part-time or self-employed income during leave count, and what history is required?
- Does a written return-to-work date or employer confirmation change the assessment?
- What household-cost amount does the bank apply after adding a child?
Ask for the result in currency, not “yes, we accept parental allowance”. Acceptance of a category can still produce a much smaller recognised amount than the bank statement shows.
Should we apply before the baby?
Applying while two salaries are still documented may produce a larger approval. That is not automatically the right purchase. The household will service the debt for decades, and the bank maximum answers a different question from family safety. Provide complete and accurate application information and do not structure the timing around a false statement about employment, income, dependants or obligations.
- Buying before can work where the parental-phase budget still carries the payment, the home fits the expected family horizon and a real cash reserve remains after completion.
- Waiting can be safer where approval depends on both full salaries, nearly all savings fund the price gap, the return-to-work date is uncertain or the chosen home will soon be too small.
- Buying during leave can work where a lender has reviewed the actual benefits and other income, not where a generic calculator silently substitutes the previous salary.
The safe payment is the one the weakest phase can carry
Build a monthly cash-flow sheet for each phase. Use net income actually expected and separately show mortgage principal and interest, services, energy, insurance, property tax, maintenance reserve and every other debt. Then add the costs created or changed by the child.
- One-off equipment, medical or housing adjustments without emptying the emergency reserve.
- Recurring nappies, food, clothing, medicine, insurance and transport.
- Childcare and commute after return to work; use the price and availability you can realistically obtain.
- Loss of bonuses, overtime, meal benefits or other pay not included in the statutory benefit.
- A longer leave, failed childcare arrangement, sickness or a second child before income fully recovers.
- Refinancing at a higher rate and an SVJ service-charge or repair increase in the same year.
Do not treat the lowest month as temporary noise if it lasts one or two years. Set the payment so the family can still meet essentials and retain a repair and emergency reserve without consumer debt or recurring help that nobody has committed to provide.

Return to work is a plan, not yet recognised income
MPSV distinguishes the benefit from employment leave and notes that a parental-leave request states its duration. The employee is bound by the requested period and an earlier return requires agreement with the employer. Current rules give the same-job-and-workplace return guarantee where the employee returns before the child turns two, subject to the stated exceptions; later return is under the employment contract.
For mortgage planning, record the requested leave end, employer communication, contractual working hours, expected gross pay, childcare start and backup care. Ask the lender which of those items it will accept as present evidence. Do not count a hoped-for promotion, full-time place or childcare opening as approved income.
Documents to prepare for the lender
- Employment contracts and current employer income confirmations for all applicants.
- Recent account statements showing salary, PPM, allowance and other recurring income.
- ČSSZ or Úřad práce decisions and current payment evidence, with known end dates.
- The parental-leave request and any written employer agreement on an earlier return, hours or role.
- Evidence and history for part-time, freelance, rental or other income the bank is asked to recognise.
- All loans, card and overdraft limits, maintenance, dependants and household commitments.
- The chosen property, valuation assumptions, own funds and post-purchase reserve.
Before paying the reservation fee
Get a lender assessment using the actual family phase expected at final approval and drawdown—not only a calculator result produced months earlier. Final approval still depends on the property, valuation and documents. The reservation financing clause should cover rejection and an insufficient valuation or loan amount, identify the required evidence and deadline, and say who returns the fee.
