Sreality vs Reality iDNES: Czech property portals
The best Czech property portal depends on what you need. Compare the major sources by coverage, strengths and the searches each suits best.

If you are deciding between Sreality, iDNES Reality and Bazoš, the honest answer is that there is no single winner. Each source exposes a different slice of the Czech market, and the right mix depends on whether you want an apartment, a house, land, commercial space or an owner-direct offer.
How large are the main Czech sources?
This is Landomo's source-level snapshot of active Czech listings. It is useful for comparing coverage, but the figures are not unique properties: one home may appear on several portals at once.

Which portal fits which search?
- Reality iDNES: a structured general-market portal with apartments, houses, land and commercial categories. Include it when your location or property type is narrow, rather than assuming Sreality contains every same listing.
- Sreality: a large structured marketplace used heavily by agencies, with detailed location and property filters. It is a useful starting source, not proof that the rest of the market has been checked.
- Bazoš: broad classifieds reach and a strong supply of houses and land. Expect more variation in description quality and verify every important claim independently.
- Bezrealitky: explicitly positions itself around direct owner-to-applicant contact. Include it when avoiding an agency or finding owner-only inventory matters, while checking the actual advertiser and fee conditions on each listing.
- Realingo and České reality: additional structured coverage. They matter most when a narrow local search produces too few candidates or when you want to catch source-exclusive syndication.
Choose the source mix from the problem you have
- “I need a normal apartment or house”: begin with Sreality and Reality iDNES, then add the other structured sources.
- “I want to deal directly with an owner”: add Bezrealitky and carefully screened classifieds; do not infer “owner” from the portal name alone.
- “There are only five suitable listings”: widen sources before weakening the non-negotiable location, access or budget filters.
- “I keep seeing the same home”: compare address clues, photos, floor area, price and description before treating it as new supply.
- “I must move quickly”: save one cross-source search and react to genuinely new properties, not repeatedly reopened duplicates.
Why searching only one portal misses opportunities
Agencies syndicate some listings widely, while owners and smaller brokers may publish to only one source. That creates two simultaneous problems: repeated listings make the market look larger, and source-exclusive offers remain invisible if you search only your usual portal.
The practical workflow is to search across sources, merge obvious duplicates, shortlist by the property itself, and only then open the source listing to contact the advertiser. For a narrow search, save the filters and revisit them frequently; fresh supply matters more than a portal's headline total.
A quick decision guide
- Need the widest starting point? Combine iDNES, Sreality and Bazoš.
- Want owner-direct offers? Always include Bezrealitky and classifieds.
- Looking for land? Compare iDNES, Bazoš, Realingo and České reality.
- Looking for commercial space? Search multiple agency-led portals and compare total occupancy cost, not only advertised rent.
- Getting too many repeats? Use an aggregator view before contacting the source.
Is there an Idealista for the Czech Republic?
Idealista’s current international guidance directs property searches to Spain, Italy and Portugal, not Czechia. If you are used to Idealista, the closest Czech workflow is to search the local portals above together, compare duplicates and open the original source only when you are ready to contact the advertiser.
